By mimicking the lush topography of the Hollywood Hills and bringing a traditionally single-family neighborhood experience to an urban multi-family project, Steinberg Hart was able to look beyond how residents would occupy their units to design a holistic living experience with outdoor spaces that become communal living rooms, with the city as residents’ backyard. Sixty-nine of the two hundred units are designated as affordable, bringing the best of urban Los Angeles living within reach of more Angelenos. The project utilizes SB35 incentives to eliminate the required parking and is designed around a modular building-system to speed up construction and occupancy. The fully-finished modules are supported by a concrete podium deck, allowing this project to adaptively reuse the existing historic brick retail building as part of the new complex. This ‘kit-of-parts’ system allows for the project to be used on sites, such as this 480’ x 55’ lot, which, otherwise, are unfeasibly narrow or constricted for traditional building systems and normal structured parking. The design celebrates this context, drawing native landscape and pedestrian circulation through the site to create an immersive living/learning experience within the grove. The project addresses critical demand for on-campus housing while revitalizing the campus edge. At the center is a signature commons with three levels of study and maker space—an inspirational campus resource that fosters innovation and connects students with layered views of the grove outside, from understory plantings to stone pine tree canopy. An accessible pedestrian bridge strengthens connection between main campus and the hillside residential district. The Western Red Cedar lined guest house/garage pavilion establishes a datum line that carves and connects the two larger volumes of the living and sleeping pavilions, comprised of an oversized charcoal-coloured board, batten extira and cement board siding. A deep overhang mitigates solar heat gain and shields from sun exposure. A walkway of concrete pavers, lined by wild grasses leads to the front door, passing a tranquil courtyard with olive trees. The entry to the house is located within a glass hallway connecting the living pavilion to the west and the sleeping pavilion to the east, establishing a sense of intimate scale before engaging with the other parts of the house. The fluidity between the kitchen, breakfast room, and family room, designed for uninterrupted entertainment, creates a harmony of transparency and lightness. Instead of only externalizing interior spaces, exterior spaces are also internalized. The grounds are interlocked with the interior space and the entire ensemble is activated by the purposeful arrangement of deeply layered sightlines, vignettes, and circulation connections. Large windows, skylights, and pocketing doors infuse the home with natural light, reflecting off wooden floors and marble countertops.
